Strata evidence
Read the building before removing subjects
The Province describes Form B as a current information certificate for the strata lot and corporation. It can disclose strata fees, approved special levies, the contingency reserve balance and other required information; specified records such as the current budget and most recent depreciation report must be attached.
Form B is not the whole review. Read recent minutes, financial statements, bylaws, rules, insurance information and available engineering records. Resolve inconsistencies before subject removal.
Parking and storage
“Included” can describe different legal arrangements
BC guidance explains that parking and storage may be part of the strata lot, limited common property, common property assigned for exclusive use or another documented arrangement. Check the strata plan, general index, Form B and allocation records instead of relying only on a listing feature sheet.
Cash-flow choices
Keep tax programs separate from sale strategy
BC’s regular property-tax-deferment program may be available to eligible homeowners who are 55 or older, a surviving spouse or a person with disabilities. The Province pays the deferred tax and registers a restrictive lien; the balance remains a loan.
Deferral may affect the timing decision for some owners, but it does not determine whether moving is appropriate. Review eligibility, accrued balance, sale proceeds, ongoing costs and professional advice together.

Can I use sale proceeds to pay debts or reduce the next mortgage?
