COQUITLAM · CHECKED OCTOBER 22, 2026
Is a brand-new Coquitlam condo automatically a better buy than a resale condo?
No. New can offer first occupancy and warranty coverage; resale can offer real building history and established costs. The better buy is the specific condo whose contract, evidence, total cash requirement, financing and timing fit your plan.
Read the contract forward
Disclosure amendments, completion windows, deposits, assignments, adjustments, GST, deficiencies and warranty dates shape the real purchase.
Read the building backward
Minutes, financials, insurance, depreciation planning, levies and completed work show how the strata has operated.
Approve the whole property
Inspection, title, parking, storage, appraisal, insurance and lender acceptance matter regardless of age.
Decision one
Compare evidence, not the sales label
A new display suite cannot show years of strata decisions. A resale listing cannot guarantee that the building has been well managed. Ask what can be proven at the address today.
For a new condo, focus on the purchase contract, disclosure statement and amendments, developer obligations, initial strata budget, deficiency process and warranty documents. For a resale, review the Form B, bylaws, minutes, financial statements, insurance, depreciation report, levies and actual operating history.
Decision two
Calculate the total cash decision
Compare more than purchase price. Include GST treatment, property transfer tax, legal costs, adjustments, moving, insurance, inspection, immediate improvements and a contingency reserve. For a presale, also plan for deposits and the risk that your income, rates, appraisal or lender rules are different at completion.
Eligible first-time buyers may qualify for the federal GST/HST rebate on certain new homes, but the program has price, date, ownership, occupancy and prior-home conditions. Confirm eligibility before relying on it.
Decision three
Treat warranty as protection—not proof of perfection
BC’s 2-5-10 framework is valuable, but it applies to defined defects and time periods. Review the actual policy, exclusions, start dates and claim procedure. Record deficiencies promptly and keep documents.
A newer resale may still have coverage because the warranty follows the home until it expires. Confirm how much time remains and whether there are unresolved owner or strata claims.
Questions Coquitlam buyers ask
Ten direct answers
Is a brand-new Coquitlam condo automatically a better buy than a resale condo?
No. A new home may offer first occupancy, current finishes and home-warranty coverage, while a resale can provide actual strata minutes, operating history and known monthly costs. Compare the specific contract, total cash required, building evidence, warranty dates, financing and timing.
Is the seven-day presale cancellation period the same as BC’s three-business-day home-buyer rescission period?
No. Under REDMA, a purchaser of a qualifying development unit generally has seven days to rescind after the later of signing the purchase agreement or acknowledging receipt of the disclosure statement. BC’s separate Home Buyer Rescission Period is generally three business days after an accepted offer for covered residential property. Confirm which rules apply to the particular contract with a BC lawyer or notary.
What should I read before signing for a new or presale condo?
Read the purchase agreement, developer disclosure statement and every amendment. Check the estimated completion range, deposit schedule, assignment terms, included items, parking and storage, adjustment clauses, GST treatment, development status and the circumstances allowing changes or termination.
What does BC’s 2-5-10 home warranty cover?
The minimum framework covers certain labour and materials defects for two years, building-envelope defects including water penetration for five years, and structural defects for ten years. Coverage has definitions, exclusions, start dates and claim deadlines, so review the actual policy and warranty certificate.
Does a resale condo lose its home warranty when it is sold?
No. BC Housing says home warranty insurance attaches to the home, not the owner, and remains with the property until expiry. For a newer resale, verify the coverage commencement dates, provider, outstanding claims and remaining time rather than assuming a fresh ten-year period.
What evidence may be missing in a brand-new strata?
A newly created strata may have little or no owner-meeting history, long-term operating record or completed depreciation planning. Review the initial budget, filed strata plan, bylaws, warranty information and owner-developer records, then track the first annual general meeting and common-property handover.
Is GST included in a new Coquitlam condo’s advertised price?
Not necessarily. Confirm in writing whether GST is included or added, how deposits and adjustments are treated, and whether any rebate is assigned or claimed separately. Obtain tax advice for your intended use; never build a purchase budget on an assumed rebate.
What is the federal first-time home buyers’ GST/HST rebate?
For eligible first-time buyers, the federal program can rebate up to the full federal GST, to a maximum of $50,000, on a new home priced at $1 million or less, with a phase-out between $1 million and $1.5 million. Contract dates, construction dates, occupancy, ownership and prior-home rules apply; verify current eligibility with CRA and a tax professional.
Is financing different for a new condo and a resale condo?
It can be. A presale or newly completed condo may involve a long approval gap, completion-date changes, appraisal risk, interim occupancy or extra closing cash. A resale provides a current property to appraise, but the lender may still review insurance, condition, marketability and strata issues. A borrower pre-approval is not approval of the condo.
How can I check a Coquitlam development before buying?
Use the City of Coquitlam’s Current Development Applications portal, QtheMap property information and permit or inspection tools to identify available municipal records. These checks do not replace the contract, title, disclosure statement, strata documents, inspection or independent legal advice.
